Commercial strip out (also sometimes termed enabling strip out) is the process of removing elements from the inside & outside of a property to:

• Prepare for refurbishment

• Enable exploratory work & de-risk future development

• Enable change of use

• Zero-rate a property (zero-rating saves on business rates via empty building relief.)

Soft strip out includes the careful removal of furniture and chattels, fixtures & fittings, floor finishes, suspended ceilings, partition walls, glazed partitions, doors, windows, furniture, kitchen and sanitary facilities, mechanical and electrical systems, including data and security infrastructure. Soft strip out can also include large items that require expert deconstruction and dismantling such as plant rooms & rooftop plant, escalators, lifts, mezzanine floors and roller shutters.

Internal demolition involves structural changes such as block wall demolition, brick wall demolition, forming openings and demolition of concrete stair cases.
